Is an e-signed residential lease enforceable?

In the US, residential leases are generally recognised as valid when signed electronically under ESIGN and UETA. In the EU and UK, eIDAS applies. A small number of jurisdictions have specific statutory formalities for long-term leases over a certain duration — if you are signing a long fixed-term lease in an unfamiliar state, confirm the local rule before substituting e-signature for wet ink.

Can I include the mandatory disclosure forms in the signing packet?

Yes. Lead-based paint disclosures (federal, for pre-1978 properties), mould disclosures, bed bug disclosures, and state-specific addenda can be attached to the lease as separate documents in the same envelope. Each is signed or acknowledged independently, and the completed packet is delivered to the tenant as one bundle.

Does this work for commercial leases?

Yes. A separate commercial lease template is provided because commercial terms (CAM charges, permitted use, assignment and subletting, build-out allowances, renewal options) are materially different from residential.
